Does Homeowners Insurance Cover Water Damage?

June 26, 2026

Water damage is the single most common home insurance claim, and also the most misunderstood. The frustrating truth is that your policy covers some water and flatly refuses to cover other water, and the line between them is not where most people think it is.

It comes down to one question: where did the water come from?

The water your policy usually covers

Standard homeowners insurance covers water damage that is sudden and accidental. A pipe bursts inside your wall. A washing machine hose fails and floods the laundry room. A storm tears off shingles and rain pours in. In each case the damage came on fast and you did not cause it, so your policy typically pays to repair the damage and replace what was ruined.

The water it usually will not cover

Now the exclusion that wrecks people every spring. **Flooding is not covered by a standard homeowners policy.** Water that rises up from the ground, a swollen creek, a storm surge, a flash flood, all of it needs a separate flood insurance policy, usually through the National Flood Insurance Program. Every year people lose everything in a flood and then learn their home insurance simply does not apply.

Your policy also will not cover slow leaks you ignored. A drip under the sink that quietly rotted the cabinet over two years counts as neglect, not an accident. Insurers deny those.

The detail that decides your claim

Two things in your policy decide how much you actually get back: your deductible, and whether you are covered for the *source* of the leak, like the failed pipe itself, or only the resulting damage. Some policies pay to dry out the room but not to tear open the wall and replace the pipe that caused it. That gap can be thousands of dollars.
